Air BNB Attached to the House Sit Property

I reviewed the Terms & Conditions in regards to Air BNB’s but we encounteted one where it was attached to the house with common wall, driveway & sidewalk.
It did have it’s own front entrance.

Our concern was the deck was shared common space & the backyard

We were not informed re: the 1st set of guests until our arrival & were assured there were no more during our stay

We were suprised by another guest with a dog walking past the living room
The walls ate not well insulated & we were awakened at 5 am by the dog playing with toys

Are attached Air BNB’s an exception to the rules?

I wouldn’t consider this to be a third-party violation. How would it be any different than an adjoining apartment? The only thing that would be unfair is if it was characterized as a single-family home. In that case, you would have an expectation of a higher degree of privacy than an apartment.

I think there’s no rule against that.As far as I know, what is against the rules is asking you to do some work for the Airbnb.

You’re right. My last sit was a ground floor apartment with another apartment on top. I could hear the steps on the wooden floor as though they were inside my apartment. It took me a while to adjust but I don’t think they broke any rules. I got so well adjusted that I even forgot to mention it in my review for other sitters knowledge. Anyway the listing does mention it is an apartment so some level of noise is expected. I’ve lived in apartments all my life.

I did a sit with an attached airbnb with guests and like you they had separate access. The HO advised the guests to contact them and no bother me during the sit. They had a young child that I could hear crying sometimes but it’s no different to the neighbours that live below me in my apartment that I can hear their child cry sometimes.

The Owners definitely should have disclosed to you that for the first X days of your Sit, we will have guests in our adjoining AirBnB unit with whom you will share the deck and backyard.

That is ridiculous to spring that on you, only when you arrived rather than before the Sit started. It really should be in the listing itself and discussed before confirmation of the Sit.

As others have said, they have should have disclosed that the deck etc would be shared the first few days. Some of this stuff can be a learning experience for questions to ask for next time. And while there might not be an airbnb attached, their could be thin walls, noisy neighbors, shared common spaces, etc. So always good to ask!

Not sure if I’d mention it in a review if everything else was good, but as some sitters might not feel completely safe in this situation, you could mention politely to the homeowners that they might want to mention it in video chats as some sitters might be freaked by it.

Very much agree with you. Although it might be similar to being in an apartment, the issue here is that the Airbnb guest and shared outdoor spaces weren’t disclosed to you. I’d be miffed about the not being informed part too. In itself, it wouldn’t be a deal breaker but I want to be the one to make that decision.
