Require a complete Welcome Guide before listing

Please document and take photos, as it might come in handy later.

Leave the sit, and if not leave an honest review and consider an official Member dispute with documentation.

We require either the official Welcome Guide, or at minimum a written document containing the same information that would be in a Welcome Guide, shortly after accepting the sit. We didn’t do that in the past and got put into a bad situation. We had a video chat with the owners before accepting the sit, and they never mentioned any behavior problems with either pet. We got the Welcome Guide a week or two before the sit, and it vaguely alluded to ā€œaccidentsā€ which sometimes occurred with one of the pets. Had we known about this up front, we would have asked detailed questions about the frequency of these accidents (which turned out to be daily, several times a day) and if the owners had been honest, we would not have accepted the sit or would have cancelled it with sufficient lead time for them to find other sitters. As it was, we were only told vaguely in the Welcome Guide a week or two before the sit that there were ā€œoccasionalā€ accidents. The owners were going on a 2 week international cruise, so we decided to just do the sit and hope for the best. Never again!

If it’s a new host or there has been significant time since their last sit, then I’ll give them enough time to complete or update their WG before requesting it. If I don’t have the WG (through THS or by email), then I’ll ask, again with a given deadline. If I don’t have the WG by my deadline, which usually gives me ample time to review and ask questions, then I’ll request that the sit be cancelled. Never go on a sit without having received and reviewed a WG.

I’d ask THS to send the HO a reminder to fill in the Welcome Guide.

As they sent you an email address, they could be security conscious. Just send them an email and ask for the full details. They might reply straight away via email.

I had someone who would not give me the house number til I was IN THE TAXI on the way to their house! And to be honest, I totally understood why.

If still no joy, do not confirm. You need to know they will have good communication while on the sit.
