An over 55 place isn’t a problem. Your sitter is a guest in your home, so it’s a fine from an accommodation point of view, but from the sitters point of view, it’s up to them how they choose to spend their time. Just write everything in your profile.
We’ve got a dogsit coming up that is for over 55’s, with no communal area at all, but there’s a park over the road to walk the dog. You shouldn’t have a problem.
I don’t think you would have any problem finding sitters at all. We’re full time travelers and would love a sit like that. Like many others, we have experience with large dogs and I would certainly reiterate that in your post and look for sitters with experience with large dogs. I don’t think the 55+ would be an issue at all as long as it wasn’t a problem on your end. In fact, many of us older sitters would fit right in!

Yes. I also had to corner a midsize poodle puppy to leash her for a walk, because she was skittish on our first morning and she thought it was fun to be chased, LOL. I ended up luring her into the laundry room with a treat and then leashing her as she ate it.
I’ve had little experience with big dogs, because their force worries me. Like a former coworker had a German shepherd who his wife was walking. She stopped to chat with a friend at a park and the dog saw a squirrel or something and jerked away to chase it. She fell onto a surface of rocks and knocked out all of her front teeth, requiring surgery. Many dogs would run after a squirrel or such (mine sure would), but a large dog can be much more forceful.
I had a friend with an 85-pound sheepdog who was super lovable, but he would launch at you full force in excitement for a stretch when you entered their house. I had to make sure he didn’t knock me over. I tried to stay seated, LOL.
The age and training can have a lot to do with these accidents. My 12 yo isn’t going to be launching himself anywhere.

We live in. trilogy 55+ community with tons of dogs. I’ve had no problem finding people to sit. Unless they’re not aware that you have a very large dog you’ll be fine. No problem!
We are not 55 yet and have 2 near Adult Kids with us when we travel, however I can’t see any of this being a problem, like in the other replies, listing the details without it sounding cold will find you with the right sitters, potentially lots of good sitters. I wouldn’t see this as a Barrier, lots of people have Dogs in Flats etc that you need to use the lift or even Stairs to get outside for the Dog(s), if you put it all in your listing upfront and that it’s 55yrs+ (not your rules, it’s where you live) I don’t think you will have trouble finding sitters.
