We’re relatively new to THS — we’ve had two sits so far. We have a listing that’s been live for quite some time over Christmas, which is understandably a difficult time to find a sitter. We only have one review at the moment — is there anything I can do to make our sit more appealing? We are hesitant to let a sitter use one of our cars due to insurance concerns, but are pretty flexible outside of that.

I took a look for you. Personally I think your listing is lovely. The issue here is probably your dates - Christmas sits are highly competitive, it’s quite close to Christmas now and most sitters sorted their Xmas sit months ago. I would be thinking of a backup plan if I were you, but hopefully you may be lucky in the next few weeks!
Your listing is great and very well written - I think it just needs to be made relevant to Christmas. Tell sitters in your intro why should somebody come and stay over Christmas? In your home & location section, add what festive activities sitters can do in your area. Will your home be nicely decorated? How is the heating in your home? Try changing your title to something like “Celebrate Christmas in Denver!”
Consider the weather at this time of year - probably not “sunny Denver” at the moment
I would also change your cover photo to the one of Finn infront of the Xmas tree to make it more relevant. It’s a good idea to add in your responsibilities how long Finn can be left for during the day and where he sleeps.
As you have a spare pull out bed, can you host families? Is Finn suited to children & other pets? If so, mentioning this is a good idea, as Christmas is a family time for many.
As for your car concern, your home is perfectly accessible via public transport, so it shouldn’t be a problem for most. Maybe you could mention if you can collect sitters from the nearest airport or station if needed.

Although your last sit ended only 5 days ago, a missing review can be interpreted negatively. I would encourage you to complete that sitter’s review and nudge her to do her review of you
Your main/first image is THE most important feature of your ad, and yours is lacklustre, so ask yourself why would anyone click further?
I can’t stress enough how important that first/main image is, I can’t even make out what type of dog you have from that image, and sorry but your dog does not even look cute on it, when in reality you have a very cute dog and adorable from the other images, and a very lovely home. That one image will affect everything.
Missing reviews are annoying
My first HO sit, the HA did not review.
I suspect bc my first sit, and were concerned I would be picky of them?
Despite a nudge no review. The HS did come back about a year later and reviewed but gave a a positive review, had no concerns, but the reason they gave for missing first review was that they just got busy and forgot ( which seemed a bit odd- in the setting of a a sitter with many sits back to back )
I guess people get busy and do “ forget” but I was bit bothered by not getting review.
The OP’s and sitter’s reviews for the most recent sit are now posted. Both are very positive. I am unable to see the number of applicants as the dates overlap my own sit.
