I just joined TH a few months ago but only got one applicant for my listing and for the three listings I have this spring I’ve only got a total of 3 applicants and all with dogs (but I have a kind of grumpy dog that won’t like other dogs near his food)
It might not be the app. THS cannot make your property more attractive to potential sitters. The membership base on THS is huge. It’s doubtful you will have greater success elsewhere.
I love love love Golden! We are heading there in a week or so for Goldens in Golden with our Golden Retriever in tow with us. Great location.
The photos in your listing could be improved. Remove the ones with the mood lighting and show the clean and decluttered spaces (put blankets away etc) in normal daylight conditions. Take a look at some AirBNB’s in your area that are well rated and model your photos after those.
Remove the photos with the all the people and instead show them empty and clean. The photo of the feet is just odd and unhelpful for a sitter to decide in the space would be comfortable for them.
Also not sure how well 420 friendly translates. I for one would be worried about smoke smells in the space and even though Golden is awesome, would take a hard pass. But it’s good to be upfront about it rather than hide it and get a grumpy sitter after the fact.
Anna - Colorado does sound desirable. The pictures of your apartment need a complete overhaul as others have mentioned. Think of the preparation of your home as going to go up for sale. You are now a sales person trying to sell your home and pets and specific area as super desirable. 1. Put all the clutter away, no dishes in the sink, clear off the kitchen counters (and all surfaces really), fold and put away all the blankets so that a sitter would want to spend time in their. Put major effort into cleaning, vaccuming (couch also as its covered in dog hair), wiping down everything, make the bed neatly. Sitters like to arrive to the home in this manner, and you can expect them to leave it in a similar manner when they are done if you like (have the conversation in the interviews. Personally I leave a clean house for the sitter, they should leave it similarly for my return, maybe not perfect, but similar). If you smoke regularly in your house and it has a cigarette smoke or 420 odor always, then leaving that in your profile might be good. If you home doesnt smell like 420 or smoke all the time then remove the reference. Look at real estate listings to get an idea of what your pictures need to look like. Believe me, my house always has blankets around, pillows on the floor, beds unmade, dog hair on the floor, etc., when I live in it daily. BUT for my photos of my profile I cleaned it up to listing a house standards. I also clean like that before a sitter arrives. Lastly, if your sits are mostly for just fish, you might edit your Introduction to include specifics for each of the open dates. Example: Feb 2-10 is ONLY FISH, March 3-12 is DOGS & FISH. I’ve read that many sitters like the Cat Only sits as they are easier, so surely a Fish Only sit is desirable. I truly mean no judgement and love your cute pups! Best of luck!
No wonder you’re not getting any applications, it looks like a frat house! Please, please start again with your listing. No random people. No parties. Clear pics of living space, kitchen, bathroom & bedroom. Nice pet photos. No clutter. All that will help massively and then you can tackle
Descriptions, responsibilities and amenities too. Think about why a sitter would want to come and look after your pooches for free and start there. #getbusyasap
Anna - one more thing - clear off the desk in the bedroom. Many sitters still work and need a place to sit to do so with their computer. You haven’t left any space for a sitter to work by the looks of the photos.
@Annaluz ok I see you have a couple of applications now. I guess what I would say after looking at the comments and your listing, you are party type hosts and will likely get sitters who are drawn to this vibe. You get what you give so just be prepared for that. If you want something different you would need to make the changes others have mentioned. Off now to google “420” , ha just did it, god I am old
Thank you everyone so much!! I guess what I was trying to show was that I’m not so strict and won’t be upset with my sitters. Like it’s a casual place and I won’t leave a bad review because they had a friend over or something.
I will definitely clean the house and take different pictures! Definitely consistent criticism , thank you!!!
As far as the 420, weed does not leave a smell and is legal in Colorado and I thought that would be a draw for people, especially in the winter.
I will clean up, take better pictures, and update the listing. Maybe I’ll make a note in the description saying I don’t expect sitters to clean up after themselves or something like I don’t mind doing laundry before they get there and after I get back. I just want people to know I’m easy and the only priority is the dogs.
That all sounds wonderful. I would state the space does not carry a smoke odor for even though it is 420 friendly. You may want to clarify if you are ok with cigarette smoking in the home at all because the assumption would be if smoking weed is fine, then so are cigarettes.
And you can definitely state that you are easygoing and not strict. Again you may get sitters who are beyond what that means for you but only way to find out is to give it a go!
Although I used to smoke it back in my high school/college days, I now detest the odor of weed and I suspect I am not alone. It’s a strong sickly sweet smell that makes me feel nauseous. It gets into upholstery, drapes, carpeting, towels, rugs… And it sticks around for a long time.
You might be used to it to the point that you don’t even detect it, but expect nonsmokers to be put off by it.
Hahaha yes it’s Colorado so I figured I’d add that on here. My listing says no families but hopefully this will deter them as well. Also, unfortunately the applicants have all had dogs even though my listing says no dogs (one of my dogs is not always friendly to dogs in his home)
I guess good that I note it because I definitely smoke weed indoors haha. It is what it is and hopefully it’ll be a plus for some. Better to be honest!
Maybe get the disco ball spinning, a USB full of 80’s Rock and Roll mp3s in the amplifier, and leave a bunch of freshly rolled joints in the ashtray on the coffee table along with a refrigerator stocked full of beers. The pets may not get all that much attention but your sitters will certainly enjoy themselves. Don’t forget to make sure your home and contents insurance is up to date and consider lowering your deductibles. The biggest concern is that your sitters will be so stoned they’ll take your dog for a walk and not be able to find their way back to your apartment.
I think you sound like absolutely lovely host. I think what the issue in your listing is how to carry that loveliness over. Even though I appreciate laid back hosts with clutter more than the hospital clean ones, the norm of THS is the later, so even I would look at your photos and wonder what is going on. So there are these two things: look what other hosts have done, and I hope you also find a way to word your home in a way that attracts sitters.
That sounds like a fabulous plan. Id recommend deleting the sits now. When youve updated the listing and refreshed the pics, make NEW listings with your dates so it shows up as a NEW SIT for sitters to consider. I am sure you will get more applicants once you tidy up a bit.
@Annaluz You’ve had great advice so far. I’d add that one of my pet peeves is lots of pet photos. You have 13 of your dog. I look at those photos primarily to see the breed/type/size of the dog, and perhaps whether it’s one that is high maintenance for shedding/grooming or other reasons.
I’m also confused about the bed situation. Your Amenities shows double and yet your photo is of what looks like a single. Maybe double check that.
It’s good that you came to the forum. Members can really help you improve your listing, and you sound open to suggestions.
First, your love for your adorable pups shines through this post !
Location, etc. looks great too.
Photos show - to my eye - a negative : a cluttered, somewhat messy space which , despite the many other positives, would send me looking for a different sit.
My main reaction is that you might be opening a can of worms with your very relaxed approach to who you want as sitters.
While flexibility, openness and a welcoming attitude are appreciated by all sitters, your description “We don’t mind if you have guests, eat whatever from the pantry, 420 friendly, etc etc. We will clean the sheets for you and you don’t need to clean the sheets when you leave or finish all your dishes etc” gives me a bit of concern about those who will be drawn to your sit for just these reasons.
Of course, your home is your home and you get to call the shots here but my sense is that your (overly ?) casual attitude towards sitters’ responsibilities might end up harming you in that sitters won’t be responsible to even a basic degree.
Do you REALLY want to clean up a sitters’ mess ? Do you really want to come home after a great vacation and walk into a situation which takes a lot of your time to clean, etc. ? Do you want to risk coming home to an empty refrigerator and cabinets ?
Your easiness can be expressed in SO many ways other than those which might invite sitters who take advantage of it.
I hope that you find a fabulous sitter who loves on your pups and treats your home in a responsible way !
