This is a real quote from a current listing.

What a turnoff! I was interested in applying until I read this in this listing.

I also learned that this owner has a missing review. The only previous sitter did not leave a review, which is apparent on the THS app but not apparent on the web version of THS. I thought that only sitters could hide their missing reviews. It seems that owners can also hide their missing reviews (at least on the web version).

The owner did not leave a review either, for the sitter.

Hmmmm….

@PVGemini It’s the different way the app and website are set up by THS that brings about the discrepancies. Owners and sitters cannot hide their reviews themselves.

If I rented that house, I wouldn’t be taking care of their home or pets. :joy:

And if they hired me for what I make professionally, they’d have to pay more than $13k a month. :squinting_face_with_tongue:

The owner is not purposely hiding anything. On homeowner listings, one can “find” missing reviews on the app. This feature is not avaialable on the web. On the web the listing just shows reviews in order by date. If anything is missing, it just isn’t there.

The homeowner likely doesn’t even know that sitters can see that reviews are missing.

Not seeing where that was stated or implied. Missing reviews may indicate that there were problems, but rather than the injured party leaving a negative review and potentially facing retaliation, they leave no review at all.

AirBnbs in our neighborhood rent for 400 € per nite. That’s 12,000 € or about $14000 per month. Before THS we paid a sitter 70 € /day or about $2500 per month to house sit. Both parties save a ton of cash using this platform. The sitter potentially gets greater value but they pay for it in their labor which for our property is about 2 hours per day.

I wouldn’t write that on a listing, it sounds arrogant and is a real put off. But I mention it here on the forums quite often :grin:

It would put me totally off, and I love property-talk, but not when I’m looking on choose a sit. I avoid HO’s that sound pretentious or arrogant.

We’ve sat in some very beautiful homes, way fancier than that price tag, but fortunately all our HO’s possessed the true spirit of THS.

Plus, they probably didn’t do their sums right. They probably took the nightly rate for holiday accommodation x 30, which isn’t anything near what you’d pay if you stayed a week or a month.

It’s great to recognise your own self-worth, but they need to be more selfless where THS is concerned.

I am not aware that hosts or sitters can hide a missing review, in fact I don’t get how a review that doesn’t exist can be hidden in the first place.

The host may have thought this claim would make their listing more attractive but it’s actually having the opposite effect — it’s putting potential sitters off.

I think there are all sorts of ways both sitters and hosts tell on themselves by what they put into profiles and listings. To me seeing a listing like that has a waving red flag, and I’ll go right past it. It wouldn’t matter much to me what the reviews were like.

There are at least 3 red flags:

  1. Their one and only sitter (so far) did not leave a review.
  2. The owner did not leave a review for this sitter, either.
  3. The owner indicates in their listing how expensive it would be to rent their home: $13,000 USD per month.

Easy decision to pass on this one!

Not all Airbnb’s are equal. As a homeowner we considered putting our home on Airbnb whilst we travelled. The amount of work removing our personal items and putting it all back was too much to consider. Unless they frequently Airbnb their home they may not know what it is truly worth. However it is irrelevant in this scenario as I’ve never had to look after a pet or accept mail, water gardens etc in the many Airbnb’s I’ve stayed in.

$400 X30 with 100% occupancy rate - I had and still have STR for over 20 years in multiple states - There is NO WAY a STR can do 100% occupancy rate. Also very important a place that rents @ $12,000 mo must be pretty large which means more than 2 people. If the sitter is a solo sitter or even a couple there is less wear and tear , less utilities ( water - gas etc) additionally there is a % paid to the booking company… My current STR in the center of Washington DC (US Capital) brings in about $4,000 mo (after commission) from that I must deduct cleaning fee, utilities, misc. supplies and linen replacement.. Finally if I have such a luxurious place I would put my pet in the best boarding facility in town

Ok, thanks for explaining STR. I’m still not getting your point, other than that yes, most places aren’t booked out and there are vacancies. My post which estimated the monthly cost to stay in AirBnbs that are comparable to our home, was in reply to the first post on this thread.

Why would you board your pets if you had such a luxurious place? Not seeing the relevance. Pets are always happier in their own homes.
