Advice on how to respond to a recent negative housesitter

Hi there. I am new to this forum and am looking for advice with regards to 2 issues if that’s OK.

This is the second time using THS with our sitters having left last week. Our first experience was incredible but unfortunately on this occasion we have felt very let down.

We met with our most recent house sitters when they were in our area in April and they had the opportunity to look around the house, we explained a few things and specifically asked for the lawn to be mowed once a week. That was the only request we made. We said they had the use of the house but not the kids bedrooms, we are pretty easy going usually. A few weeks before the sit, they asked if their Neice could joint them which we were fine with and set up a spare room for her to stay.

On the night of their arrival, they arrived 4 hours later than planned (11:30pm) and had no interest in us explaining how things worked, or alarm system or ring door bell or Charlie’s feeding regime, to be fair it was in the welcome guide. We left the next morning at 5am with 3 kids and a caravan on a 10 hour drive.

We were away for 3.5 weeks and came home to a dirty house, evidence of drawers been gone through and my daughters personal items used that were in the main bathroom main which both my daughters use. There was also hair that did not belong to our family in on of my drawers so that drawer has been opened. The house hadn’t been hoovered, bins not emptied and upstairs bathroom bin was filled with used sanitary products and disposable razors. Our toilet was in a state that looked like it had not been flushed in weeks and dirty scum in the shower. Dirty towels in the bathroom, bedding not washed. The washing machine was still running when I got home with navy blue pillow cases in with pure white ones, the latter is now the colour of sky blue and the auto dispensers were filled with both fabric softener so everything had to be washed again. The tumble dryer water container was fit to bursting. In our welcome guide, we had given detailed instructions on how to use each appliance if they wanted to use them and also information on where to find cleaning products, towels and toilet roll.

The lawn was very heavily overgrown when we came back with a WhatsApp message saying sorry we didn’t get round to it, we were either out or it was raining. My outside plants were dead with dry soil so I don’t think it had been raining that much. My husband spent hours trimming it first then cutting it. The mower really struggled due to the density. We had spent a long time getting the garden in order so they could spend time in the patio with a nice view.

I have a border collie and we had mentioned in the welcome guide that he usually gets walked for at least an hour a day but preferably twice a day. My husband needed to remove 2 carrier backs of dog excriment from the garden and there was a bare strip at the back of the garden where he has been running up and down the back fence watching the kids over the back play football. When they visited he was trying to do that and I mentioned that I call him in as he is ball obsessed and it can be distressing for him.

Our neighbour on our arrival (who is also a dog owner and works for a dog rescue charity) popped in with concerns that our dog had been left in the house for large amounts of time during the day. The car was hardly in the driveway and when he did go out it was not for very long. She was so concerned at one point that she went in to check on him. He had clearly put on weight and with the state of the garden it suggested that he had spent large amounts of time in the garden with that as his toilet.

Prior to their arrival, I spend a long time deep cleaning the house to make sure it was perfect for them. I feel that they have used our home as an air BNB and their main priority was to get out and about and our collie had to fit round that. I also feel like our privacy has been violated with the use of personal products and knowledge that they have been through personal drawers and used products that have not been replaced.

I am going to put in an honest factual review as we felt let down by how our house and as it appears our dog but I was wanting to give them some feedback (I have photos) but I am wanting to email them feedback as I am not sure if they are aware of the code of conduct with THS. We took a chance with them as they didn’t have any reviews at the time we booked the sit but did have recommendations. I am confused as since we came home, they have completed to other house sits with 5* reviews within the past month or so. WOULD IT BE RECOMMENDED I DO THIS?
  2. We have a ring door bell but forgot to disclose it in the welcome guide. We didn’t get a chance to explain it to them as our mutual plan to go through everything on their arrival didn’t happen. Our plan was to do a walk through the night before we left. We had to stop all notifications on it a long time ago as we live at the edge of the estate and it used to ping constantly with cars going by so we pretty much only use it as a door bell now so it didnt even enter our minds. We may also have forgotten to mention it during the walk through if Im honest. Unfortunately since my neighbour spoke to us with her concerns about our dog, we had to go through the history and it pretty much confirmed that in the last week of our holiday he only left the house 3 times. I had also asked for our dog to have a good run before they left on their last day as we would not return home until that evening, and he had not been out at all that day. Im not sure where this leaves us as we haven’t disclosed the camera but there is information on it which is very concerning and correlates with what my neighbour has told us about the care of our dog. Any advice would be appreciated. I wouldn’t mention it in the review but would like to in my email.

Expectations - We told them that food in kitchen cupboards etc was fair game and we didn’t expect them to be replaced but didn’t specifically mention not going into personal drawers etc. Is this something that should be mentioned or as a housesitter, is it implied? We only mentioned that the 3 kids bedrooms were out of bounds to ensure their privacy. I was also under the impression that a house should be left in a state that they found it. I am not pernickety but my bathroom has never been in the state I found it in and resulted in me having to do a lot of work to reclean when I came home.

We got on very well with our house sitters from before the sit. During the house sit, we had no concerns at all with regular updates in the first 2 weeks but not very much apart from them planning their ongoing trip afterwards. I don’t want to put a negative review in and no explanation. I would have given them a heads-up first but I suspect that may result in a retaliatory negative review from them.

Sorry for the long message but we have never been in this situation before. The house was certainly not in the state some owners have been left in, but my husband and I have very busy jobs, 3 kids and having to reclean the house and garden on our return was very stressful. Im actually not sure if we would do this again.

Sorry you had this experience. Leave a factual review about the condition of the house and that the neighbor confirmed the dog had not been exercised properly. Also mention the use of personal belongings in drawers.

If they are first time sitters, other HO need to be aware of how they performed.

Personally I would not email them anything. Just post the review with enough factual detail that they can understand from the review why their rating was poor. I don’t see what emailing them accomplishes.

Hi and welcome to the forum. I’m really sorry your second experience was so disappointing.

Reading your post, I’d separate this into two issues: the review, and reporting the concerns to THS.

As full time sitters ourselves, we believe reviews should be honest, factual and based on what you experienced, not on how the sitters might respond. Avoid speculation or emotion, stick to things you can substantiate: the condition the house was left in, the lawn not being mowed despite it being agreed beforehand, the state of the bathrooms, washing, bins, dead plants, and any other factual observations. Future homeowners deserve accurate information, just as good sitters deserve fair reviews.

The concerns about your dog’s care are more serious. If you genuinely believe your dog was left alone for excessive periods or didn’t receive the agreed care, I would also report this privately to THS with your evidence, including photos and any relevant timeline. Let THS decide whether it breaches their standards.

I wouldn’t send the sitters a separate email before leaving your review. It is unlikely to change the outcome and could simply create unnecessary conflict. Put everything important either in your review or in your private communication with THS.

Regarding the Ring doorbell, I wouldn’t rely on that footage in your review because it wasn’t disclosed in advance. However, when speaking privately with THS, be transparent that you inadvertently forgot to mention it. Let them determine what weight, if any, to give that information.

Finally, no, I don’t think it needs to be stated that personal drawers are off limits. Most experienced sitters understand that unless invited, private storage areas are exactly that: private. Equally, leaving a home in a clean and tidy condition is a basic courtesy and an expectation of responsible house sitting.

Please don’t let one poor experience put you off. There are many excellent sitters on THS, but honest reviews and appropriate reporting are what help maintain trust for everyone.

I’m so sorry you’ve had such a terrible experience. These sitters should not be allowed to continue on THS. I agree with what the others have said regarding how you should proceed. HOWEVER, you say the sitters have had two other reviews since they sat for you so I think you may have missed your opportunity to leave a factual review of them. You only have two weeks after the sit ends during which you can leave a review.

So sorry this has happened to you. Certainly seems like your dog was not their priority.

as for damaging your pillowcases in the wash that is something they cannot deny. Also, leaving a tumble dryer with the water container full is dangerous. I would definitely mention both of these in the review and remove stars for reliability, and also for self sufficiency.

After the review is submitted, and perhaps after they have replied to it (as they might), I would e mail them/text the photos of the damaged pillowcases at the very least, so that they are fully aware of the consequences of their actions.

I would also mention them arriving at 11.30pm when that had not been agreed and you had an early flight. That is downright inconsiderate of them.

It doesn’t matter that they have had 2 decent reviews from others since, They failed to meet the most basic of standards on your sit, and that is what you must let future pet owners know.

A thought about contacting them : Think about it. If they truly cared, would they have done any of this in the first place ? Their blatant neglect is a sign of inherent irresponsibility and your pointing out these issues (no matter how constructively and nicely you do so) will likely have no impact as this is who they are.

Save your time and energy for your family, pup and other things/people who truly care !

Ugg. What a terrible experience. FWIW, yours is not at all typical. Your first experience sounds very typical. I think you can repeat it by reading this forum to pick up on tips in vetting potential sitters and identifying yellow and red flags. A new sitter without THS reviews would be a yellow flag for us that would draw extra scrutiny. I’ve never thought about it before but a new sitter asking to have a tag along will be added to our running list of yellow flags picked up on this forum; it strikes me as a potential warning that their interest is less about your needs and expectations and more about theirs. Extra scrutiny would include sussing out their maturity level and why they’re wanting to sit in our location.

unfortunately, there’s not much you can do other than write an honest review without emotions or accusations. I’d be sparse but succinct in expressing how they failed to live up to your expectations. Save the long explanations in the event you need to respond to their review of you. Unfortunately, if they don’t review you, the sit never shows up on their profile. It’s like the sit never happened. That’s a serious hole in the THS ecosystem. But if they do review you and you them, both sitter and host get 1 and only 1 opportunity to respond to the review they receive. There is no time limit on submitting a response so it pays to take your time. You may find you need to respond; being patient can give you the last word on what happened.

Good luck. If you choose to not try THS again, can I ask what you’ll use instead? I’ve read or heard horror stories about using paid sitters, neighbor kids, kennels or family so I don’t know where I’d turn

Agree you shouldn’t e-mail them. Anybody who leaves a place in that state and doesn’t respect your privacy doesn’t care, and would probably laugh rather than taking advice from your e-mail “feedback”. It doesn’t sound like they made some innocent or careless mistake and “oh, sorry”.
You didn’t say whether they arrived late because of something unavoidable like a delayed flight or just carelessness.
What a rotten experience. So sorry you had to deal with that. Everyone has to start with a first time and no reviews, and you gave someone a chance, but, in future you’ll probably feel better about picking sitters with an established good record.
They don’t sound like they should be on THS. Weird that they got good reviews afterward. Were they short sits? Too short to make such a mess?
Reviews are blind; leave an honest one, as others have recommended.

Thank you everyone for responding. Having never been in this position, I wasn’t sure how to proceed. I’ll leave the email and speak with THS. I still have a week to go for the review. It’s written, double checked and ready to go, I just wanted to check a few things first in case my expectations are a bit shewed.

I think we were spoiled by our sitters last year, they were simply amazing and my neighbour had noted the massive difference in my dog’s demeanour on our return and this occasion and simply how they were with him. My neighbour and I are very close and frequently see each other when we are with the dogs in the back garden.

Are you saying that if someone reviews you but you don’t review them then their review will not appear on your profile? I didn’t know that but if true then how can you warn others of bad hosts or sitters?

@seniorsitter1 If only one party writes a review, that review shows up after 14 days when the review window closes.

This isn’t quite accurate; the issue only occurs if the host doesn’t review the sitter — although we’ve been told this is being rectified in one of the new releases as part of the updates to sitter profiles. :crossed_fingers:

@furrysmith21 I’m so sorry this happened to you. As others have noted, this is really the exception rather than the rule. I agree with the consensus about not reaching out to the sitters directly & instead leaving an unemotional but honest review — that is the best way to ensure no one else gets caught unawares in future.

As for going forward — if you do decide to give it another try in future — there’s lots of good advice on choosing sitters in threads here on the forums that might be helpful when you’re ready to look again.

There are a lot of amazing sitters on THS, sadly a few bad ones like your latest, get mentioned here on the forum. They definitely need reporting and removing from THS. Good luck!

You’re saying if the sitter doesn’t review the host then the sit and by extension the review given to the sitter by the host, don’t show up on the sitter’s profile.. That’s just plain wrong.

That is not correct. If the sitter does not give the host a review then the sit shows on the host profile with sitters Name and the dates but there will be a blank space below. However if the host does not review the sitter then the sit will not show up on the sitters profile at all. It’ll be like the sit never happened. This is an important discrepancy between host & sitter profiles.

I appreciate everyone’s comments. I put my review in today, so far I have not seen a review for me. Just need to contact THS now.
