Basement apartment?

Hi, I have been using THS for a couple of years and have been satisfied with it. However, this year I have decided to rent out my basement apartment. The apartment is entirely self-contained with its own 2 entrances/exits, kitchen, bathroom, bedroom, living room, but it is part of my house. Can I still use THS if someone else is on the property, albeit not the main living space?

ETA: I have no idea how I missed the separate entrances thing. If they are completely separate units with no shared common living areas then it should be fine as long as the sitter is not required to help the renter in any way.

No. There are no 3rd parties allowed during the sit.

Does it share an entrance?

We’ve done two sits where there was an Airbnb on the ground floor (there was no common entrance and no shared spaces) and this does not contravene the T&Cs relating to third parties.

Separate entrances should be fine — similar to many apartments and condos. And if there are any maintenance issues or such, your tenant(s) should contact you, not the sitter.

The sitter also shouldn’t be expected to collect rent, deal with other tenant issues or problems created by them. None of that would fall under acceptable THS terms. I mention such, because some hosts have had listings flagged to THS or been reported, because they crossed boundaries.

I own a condo in a 3 unit greystone building. The other two condo units are below us and occupied. As long as they have their own separate entrances is fine. The only shared entrance with them is the garage which is separated from our building and only used to get to the alley to dispose of trash.

Just make sure to make your rules clear (no parties, HOA bylaws if applicable, etc).

My sitters sometimes will bump into my neighbors outside but they’re all super nice, plus is always nice for sitters to have an emergency contact so close in case anything happens in the apartment. I think for your situation is different and if I was the sitter I’d want to make sure the Airbnb tenants know that I am not the owner or main contact if something where to go wrong or break in the Airbnb apartment. I would be a good Samaritan and help if needed (call the hospital) but wouldn’t want to take the hosts responsability of being their main contact or collect keys, etc. Just for my own sake.

Yes, it’s self-contained. Either part of the property can be used for THS purposes if they are self-contained with their own amenities.

I did a sit and they had an apt in a converted garage with a tenant. It was a separate home and they didn’t enter the house. The washer/dryer was part of the garge unit, separate, so we did share that.

Yes this is fine provided there is a separate entry/exit point and any sitter is not expected to see to any guests in your apartment.
I did a sit where the HO’s house had been divided for airbnb use. I stayed in the main part and the guests were in the other part. There was a lockable door between the 2 which the HO showed me. The airbnb section was completely self-contained with its own entrance. Never bothered me.
