Advice pls: misled by HO and now on the sit figuring out what to do

Howdy all!
I’ve done many sits (10) all in Austin and really enjoy the experiences. I’ve had fabulous times and some that had small red flags but were doable - this one I’m on now is a different level.

:two_hearts: I’d love advice on what I should do now that I’m here until the weekend.
:red_question_mark: what should I include in the review at the end?

The situation
We had a video call two weeks out from the start date and HO told me the photos of the house was the old house. They’ve just moved, now in the same area and style home but not that exact one :triangular_flag:. Shows me around on video and the inside looks like what they describe. So I agree as it’s a good area that I’ve pet sat in a lot and know it well.
Also they have a dog walker who comes every two days, so I don’t have to take the dog out - unusual but I can work with that. :woman_shrugging:

5 days out the HO texts to say they have a friend visiting town who’ll be staying in the spare room. :triangular_flag: Asks if I’m okay or if I want to cancel. They’re the same age as me and also female so I say it’s fine - thinking it might even be fun.

Day of the sit the HO shares the welcome guide … the address is in a different neighbourhood :triangular_flag:. It’s 10mins drive from the other one and south of the river in an area I’ve never been. It’s not walkable at all.
:triangular_flag: I realise the whole advertised post was for the different house, not just the photos they’d said.
I text the HO acknowledging it in a friendly way and say I’ll need their advice on navigating this unfamiliar area. Especially as I don’t have a car.
The HO tells me it’s ‘technically’ still the nice neighbourhood and they’re happy to give advice.

I arrived 10pm (as agreed with flights) to find:
:triangular_flag: a bong on the kitchen bench
:umbrella_on_ground: The friend has been living here for a month. She’s lovely.
:triangular_flag: The dog poo in the backyard hasn’t been picked up in weeks. Smells so bad. HO told me I can just leave it.
:triangular_flag: HO still packing and hasn’t made an effort to clean their space. Bedroom isn’t dirty but not clean either
:triangular_flag: dirty dishes and food dirty over the kitchen. Inside of the fridge is dirty and messy

  • I ask about safe areas to walk, explain I have no car and enjoy running. HO says it’s a fine area but then says :triangular_flag: not to walk the dog because there are stray dogs around (never heard of this in Austin ever before!) and that’s why she has the dog walker pick him up and take him elsewhere.

This morning I ubered to my usual nice area to see friends, on the ride noticing the area I’m in … it’s not the place a women should walk alone. No one out on the street just traffic. The shops I pass are tyre sales, dollar general and liquor/smokes.

:triangular_flag: met the dog walker (also a lovely person), who says they’ve been in this house for 2 month at least.

:face_with_monocle: Should I do anything or just stick it out? I don’t feel unsafe as I can just uber. But it’s a bit unclean (like I won’t cook in the kitchen) and I’m waiting for what’s the next surprise.

:light_bulb: I could maybe leave as the friend is here and the dog has its walker + is low maintenance. I’d be out of pocket but it might ease my worries about potential next red flags.

:woman_shrugging: what should I put in the review? I don’t want to get a bad review in return. If I leave early what does that do for my reviews

:two_hearts: Thanks!!

Re reviews you could ask the sit is cancelled altogether on the grounds that it is misrepresented, which I believe will result in neither of you leaving reviews.

You can discuss this or your options with Member services. As they have someone staying it should be no problem if you give 24 hours notice and leave. If that is what you’d like to do. It is what I would have done.

Thank you for sharing. It is useful for others that might get that «off» feeling discussing a sit.

The other party is not able to see your review before they have submitted theirs or the 14 days limit is up. So you can’t get a bad review for leaving one. Both of you can give one answer to the review you get, should you wish to. But their response to your review would be on their listing, not yours. IMO is is perfectly possible to give an honest and factual review and still be nice. I prefer to say what I would have liked to know before confirming a sit.

Hi @TravelTailz, I’m so sorry you’re in this situation, and given the extensive and detailed statement you left (thanks for sharing it with the community), it’s clear that the number of red flags, 10 I reckon, are more than enough to contact THS support and explain the situation so they can help you officially, but reporting to the HO is a necessary option in my opinion.

I think this case, crosses the line of misunderstanding and even involves malicious intent and disrespect…
Is the pet safe and sound? In that case, you could consider canceling the sit without guilt, prioritizing your well-being and (mental) safety.

It’s good that the person there is adorable, but be aware that it’s not permitted by THS policy (Third party policy). Another thing to be considered.

Regarding the review, it’s not easy but I wouldn’t hesitate to be honest and leaving a genuine review about the full experience… It will help to protect future sitters. In a respectful and concise manner, I would mention the red flags that made you feel like writing here for advices…

Thanks again for sharing, brave soul . Follow your heart when proceeding, and please keep us updated on how you’re doing and how things are going.

This is against the T&Cs of a THS sit . You can inform member services and leave immediately,( if you wish to do so )

https://support.trustedhousesitters.com/hc/en-gb/articles/360001881117-Third-party-policy

No reason to stay a minute longer since you are not abandoning any pets ( HOs friend is living at the house )

The Urgent Support Phone Number is on your dashboard .Its a 24/7 phone number .

The inaccurate listing is also not in HO favour .
Take screenshots of the listing as they are now ( HO can change them at anytime) . Also take photos of the home as it actually is to show that the listing was inaccurate.

You have every right to leave since a third party is living in the home

You may wish to raise a member dispute with member services and include the screenshots as “evidence”.

Thanks all!

I appreciate your advice.

I just had a great all with Member Services. We talked through my options, the ramifications of those options and next steps. Fantastic customer support.

Right now, as I don’t have a premium account if I chose to cancel now that it has started I’m not eligible for my accomodation costs to be covered.
:light_bulb: a good lesson to stop at the first red flag before the sit starts!
I think it’s cheaper for me to clean the house, clean the yard and uber everywhere for the remaining 4 days

Just this link evidences and combats the :triangular_flag::triangular_flag::triangular_flag::triangular_flag: above.

10 questions to ask before your sitter arrives
Please have a look at it :backhand_index_pointing_up:

@TravelTailz
You can still raise a member dispute even if you decide to stay. Did member services explain this to you ?

You dispute can be about

  1. third party living at premises.
  2. Inaccurate listing home photos and location ( Screenshots of listing and take photos of home to show the discrepancies)
  3. Unhygienic dirty living conditions - ( take photos as proof before you clean anywhere )

I agree - however - wouldn’t it be better to wait until both have left reviews? As it seems the sitter isn’t leaving the sit? Just wondering what you think, @Silversitters ?

No reason to wait IMHO - best that THS start an investigation asap.
if Host is removed from THS there won’t be any reviews written .!

If you stay and finish the sit, please write an honest review, even if you believe that the owner might get booted from the platform. You have 14 days to write a review.

Honestly, probably nothing will happen to this owner. A warning, maybe?

They should get booted. That is disgraceful!

My first thought: Take photos before cleaning anything. Let the lovely friend take care of the dog while you go stay with a friend nearby. File a member dispute.

I hear you trying so hard to be okay with this but it is not okay, don’t convince yourself it is. I support whatever you decide but, for the sake of other sitters and great HO’s, please don’t let them off the hook.

As a former Texan, this sit does NOT live up to the motto of the state, Friendship. Despite your conversation with TH, I would cancel the sit and leave, as long as the “visitor” is there to care for the dog. Why spend any more money on Ubers? These HO so deserve the one-star review I would hope you would leave, if you were to stay. Don’t risk your health and safety.

That’s crazy. Someone’s staying in the house full-time AND they have a dog walker but they STILL need a sitter?? Why???
The whole sit is totally misrepresented. Wrong house, third party… and it sounds like a dump, frankly.
Sorry you have to deal with all that, it sounds very discombobulating. I agree with the advice you’ve received about leaving an honest review with all those details and raising a dispute over the misrepresentation. It may be cheaper for you to stay, but is it worth it for you to clean up this place (which you shouldn’t have to, to that extent), or to spend a bit on an inexpensive Airbnb for a couple of days? Based on your finances, only you can decide that. Or maybe one of those friends would put you up.
And one shouldn’t have to have a “premium” account to have accommodation covered in such a situation (cough, TH).
Good luck with whatever you decide and I hope you get a great next sit to make up for this dud!

I have just one question: why did you stay?

This sit breaks so many THS policies it’s ridiculous!

You can leave the sit immediately as there’s a third party in the home (who can provide pet care, so no need to give 24 hours notice). If you contact MS they will cancel the sit so you can apply for others, or claim on insurance for accommodation if you’re a premium member.

Please do leave a factual review.

Good luck!

Absolutely unnecessary as the house guest can provide care.

Genuinely thank you everyone! A lot of you are saying what’s in my heart.

And now it’s a case of ‘you told me so’ …
I just came home and there’s a man in the house with the friend.
And the bedroom I left locked is unlocked, and they put the dog in my bedroom.

I’ve informed the home owner I’m leaving

Unbelievable! Are you their first sitter?

Great decision. Please contact THS again to inform them about this new development so that everything is clear and registered on their end.

I wish you the best of luck.

This is truly one for the record books. It’s so sad to see someone being taken advantage of in this type of situation. There are so many honest homeowners out there in need of a sitter every day, and folks like this just mess with the system :face_with_raised_eyebrow:

Great to hear you are leaving! Safe travels!
