Just a heads up. Got my Home Owners Policy Renewal today. Enclosed was a Notice regarding, what appeared to be exclusions for Air B&B activity.
My problem is that THS business can technically fit into their description is a slick lawyer want it to. As a owner that needs sitters, the policy notice uses terms like HOST, RENTERS, COMPENSATION, etc… and is very vague whether THS fits.
My wife and I also have the $1M policy protection GUARDOG. Unfortunately, a total loss on our house far exceeds the $1M. Mainly concerned about a total loss.
Just a heads up on this.
Homeowners’ policies usually exclude commercial use, like Airbnb rentals. Of course, you should check with your specific insurer, because none of us can promise whether you’d be covered.
If you aren’t covered, then you can reconsider your insurance or THS.
Thanks for the reply. I checked with my Insurance Company and they said the House-Sharing Notice targetted AirB&B type arrangements.
That’s good news for me but hopefully people will use your advice and check with their agent. Today’s environment, I would not put it past an insurance company from twisting a very valuable service like THS into an AirB&B scenario before paying.
We have GUARDOG (THS Insurance) and that is great but the value in that for us was the kennel backup and accidental breakage etc… Never thought about a total disaster.
Anyway, Thanks again. My wife and I consider THS as the best thing that money can buy today, By Far!
