Hi Grace and Rob. I’m homeowner too, and I also sit to travel. I just took at your listing. Your home looks lovely and uncluttered. Your pets are adorable. There are a couple of things you might consider to make the listing more attractive to sitters.
Your list of responsibilities makes it look like a sitter would never be able to leave the home. It’s too drilled down and specific. A lot of that information would go in the Welcome Guide. What sitters want to know is a general sense, does a dog takes medication for example? Is it hard or easy to give? But beyond that a sitter wants to know how many hours they can leave the dogs unattended and other stuff like if they can take the dogs with them to some places. The way you wrote it sounds like you can never leave!
It’s also a lttle unclear about the “guests.” It sounds like this is a second apartment, so not against THS rules, but if it’s an Airbnb and you expect the sitters to have responsibilities for that, it could be an issue. You might need to explain that more as it could turn off sitters.
The listing doesn’t mention the use of your car which is your choice, and does say there is mass transit. How good is the transit? Would a sitter be able to do the sit without a car? It is information a sitter will need.
Remember, sitters are guests who pay their own way to travel to you and might want or need to leave the house sometimes so giving a sense of how long they can be away from the dogs is important in finding the right match. You might think about how you handle things when you go out for the day or afternoon or evening.
Hi @Grace1215 & welcome. Generally looks pretty good, nice house, cute dogs, friendly tone - good work There are a few things you could add & tweak to help attract sitters. A photo of the shower &/or bath as there’s only a sink; lose the photo of the floor, half a door and half a pup face as they aren’t working for you. Is the bed & the living space the main house or the apartment? If the former then please add pics of the apartment where the sitter will stay too (you can add captions to them). Slim responsibilities for pooches down to bullet points and one sentence for “pups take simple meds which we will explain” and put the rest in the WG as @Marion suggests. Could you pick up a sitter from the local station? What is the public transport & how far is it from the house? How long the dogs can be left for is essential for a sitter and anything less than 4 hours will reduce your choice of sitters as this is a mutual exchange. #welcomeandenjoyths

the bus that we have here has a bus stop which is a five minute or less walk to leave town …
if they’d like to go to a larger town with more stores.
The dogs can be left alone for at least six hours but Boo being little can’t go much longer. Every now and then when we visit my daughter who is a few hours away the dogs do ok. But it doesn’t happen often . Hunny is very old ( 14) and really can’t jump in a car …do you allow a sitter to drive your car?
I’ll go change it up and put their schedule in the other area that you mentioned.
There’s a photo of an aquarium, but no mention of responsibilities. I think I would mention something like «no tasks regarding aquarium» just so it is clear if that is the case.
Many sitters would to be interested need to know, as mentioned before, how long the dogs can be left. Cuttlefish says that you lose sitters with less than 4 hours - I think you lose sitters already under 6-7 hours and ofc even more under 4. It is mentioned activities in the area like hiking trails and ski resort. Those make more sense if the dogs can be left and/ or come along. As there are medical issues I’m not sure the dogs can come along for the day, so a sitter would probably be able to let the dogs stay at home to enjoy.
It is no mention on where the dogs sleep. Some sitters are put off by having pets in bed / bedroom. Seems like the dogs might sleep in their beds elsewehere (?) which would be a bonus to mention. Good luck!

The instructions for the animals & the fish are in the area where the pets are.
My dogs can’t be left on a regular basis more than six or seven hours. This is not healthy for animals to hold their urine all day long.
Yes we have skiing here but dogs can’t go nor do they allow dogs in the ski lodge or on the beach during summer months . They can stay home.
I am sure not every sitter will go out every day for 7 hours.
I am sure sitters that are interested in going to Boston or Manchester will probably pick a home with no pets.

hello and thank you for the response! I trimmed it down a bit and put in the responsabilites that one of the dogs iis on meds and detailed that in the area where the pets are. I have the transpertation in the area where it asks, theres a bustop walking distance from the house. I also have that we can pick up a sitter at the airport. There is a bus station in the next town over which we are happy to pick the sitter up before we go. The airport is an hour and we have on here that we can pick them up . we most definitely would like to meet them in person. I explained that we have two apartments here as the home is a duplex the sitter will either be upstairs apartment or main floor apartment. These are fully furnished we live downstairs most of the time. The dogs can be left six to seven hours . I lately have been ging my oldest split meals which helps her acid reflux. She can miss the lunch feeding once in a while. I will take a look at those pictures and change them up and take a few more.
